Conceptual Design
In the Conceptual Design phase, we take your project goals, budget, and site conditions and translate them into clear architectural concepts. This is where we test ideas, explore massing, layout options, and project feasibility — all while keeping zoning, density, and community impact in focus.
Deliverables may include:
- Site studies and zoning summaries
- Preliminary floor plan options
- Massing diagrams and building envelope studies
- Use & density concepts (especially for multifamily and mixed-use)
Our goal: identify the best development scenario that balances your ambitions with what's realistically buildable.
Schematic Design
Schematic Design takes the selected concept and begins turning it into a workable building. We define space layouts, exterior language, access points, and the relationship between different units or program areas. At this point, we collaborate closely with structural and civil engineers to anticipate technical challenges before they cost you time or money.

- Scaled architectural plans and elevations
- Basic building sections
- Initial structural coordination
- Code path and fire/life safety strategies
- Preliminary material palettes (by request)
At this stage, the design becomes both inspirational and actionable — perfect for investor presentations, early contractor pricing, or city feedback.
Realistic 3D Model
Our 3D renderings offer a powerful preview of your future property. Whether it's for design refinement or project marketing, we produce detailed visuals that capture materiality, lighting, landscaping, and scale. These images help clients, cities, and stakeholders experience the design in a way that floor plans alone never could.
